✔ Standard Crawlspace Sump Pump System: Installed a 24-gallon sump basin and 1/3 HP Wayne sump pump positioned at the crawlspace’s lowest point. The system effectively relieves hydrostatic pressure, directing excess water through the foundation to an exterior yard pop-up.
✔ Interior French Drain System: Installed 4-inch perforated drain tiles around the interior perimeter of the crawlspace, surrounded by clean gravel to ensure proper drainage and prevent trench collapse.
✔ Vapor Barrier Replacement: Completely removed the compromised barrier and replaced it with a robust 12-mil white woven vapor barrier, including dimple board drain matting beneath. The barrier was securely fastened above the footer with nails, avoiding adhesives that degrade over time. Crawlspace vents were left unsealed intentionally, and no dehumidifier was needed.
✔ Structural Re-shimming: Hydraulically lifted main support beams to remove deteriorating softwood shims, replacing them with durable oak flats and wedges. Post-installation, Smouse Bros verified that all interior doors functioned correctly to ensure structural integrity and homeowner satisfaction.
