A homeowner contacted Smouse Bros after multiple trades—HVAC, pest control, and handymen—suggested possible moisture issues in their crawlspace. While these professionals noted concerns, they recommended seeking an expert opinion. Upon inspection, Smouse Bros identified significant moisture problems primarily caused by a poorly installed vapor barrier and flash flooding during heavy rainfalls. Water was pooling on top of the existing 6-mil vapor barrier, particularly in the lower tier of the crawlspace, leading to ongoing moisture retention and potential damage.
The Solution
After a thorough assessment, Smouse Bros developed a comprehensive waterproofing plan to address the moisture intrusion and prevent future issues. The recommended solutions included:
✔ Installing a Standard Crawlspace Sump Pump System – A 24-gallon sump basin with a 1/3 HP Wayne sump pump, strategically placed at the lowest point to efficiently remove excess water and reduce hydrostatic pressure.
✔ Adding Interior Crawlspace French Drains – A 4-inch perforated drain tile system, installed along the perimeter, directing water to the sump pump to prevent pooling and long-term moisture damage.
✔ Removing and Replacing the Vapor Barrier – The existing 6-mil vapor barrier was ineffective, so it was removed and replaced with a durable 12-mil white woven vapor barrier, secured with nails to the foundation wall for long-term performance. Additionally, dimple drainage matting was installed beneath the barrier to further improve water flow and moisture control.
✔ Foundation Repairs – A hole in the foundation wall was patched to prevent additional water intrusion, and epoxy injections were used to seal minor foundation cracks, restoring structural integrity.
✔ Drainage Enhancements – The homeowner’s downspouts were adjusted with pop-ups, replacing the existing grates to prevent clogging and ensure proper water diversion away from the home.
The Result
With these improvements in place, the crawlspace is now fully protected from water intrusion, reducing the risk of mold growth, wood rot, and foundation damage. The new drainage system, coupled with the reinforced vapor barrier, provides long-term moisture control, keeping the crawlspace dry and structurally sound.
